- This is the total number of dwellings in the Private Rented Sector that, following an inspection during the reporting year, have been found to have Category 1 hazards under the Housing Health and Safety Rating System (HHSRS). Properties that have been reported to the local authority but have not yet been inspected will not be included.
The HHSRS looks at the likelihood of an incident arising from the condition of the property and the likely harmful outcome. Where there are hazards, the assessment could show the presence of serious (category 1) hazards and other less serious (category 2) hazards. Category 1 hazards are equivalent to not meeting the ‘Decent Home’ standard used previously in the HSSA.
