Universal Credit Local Housing Allowance for a two bedroom property (3478) Metric type

- This is the maximum monthly Universal Credit Local Housing Allowance (LHA) rate for a dwelling where the tenant has the use of only two bedrooms. These are the category C housing element rates relevant to Universal Credit claimants living in private rented accommodation. This benefit administered by the Department for Work and Pensions (DWP) is not applicable to those outside of the private rented sector. Weekly LHA rates are separately published by the Valuation Office Agency (VOA).
LHA rates depend on the Broad Rental Market Areas (BRMA) where the claim made. A BRMA is an area within which a person could reasonably be expected to live taking into account access to facilities and services containing a variety of residential lettings.
The VOA Rent Officers collect rental information from letting agents, landlords, tenants and other sources, in the 12 month period ending 30 September. LHA rates are based on private market rents being paid in the BRMA, which can differ from advertised rents.
BRMAs may span multiple local authorities. Where applicable the BRMA value for the location of the main council offices will be used. This means the LHA rate may be higher in some wards than is shown. National and regional figures are not published.
