Fair rents inspection (149) Service
Private tenants who think they are paying too much rent can get the councils rent services to inspect the property and set a fair rent appropriate to the property. Inspections are also carried out into homes in multiple occupation to look for disrepair, inadequate facilities, means of escape, dangerous or defective lifts, general mismanagement and overcrowding.
Houses in multiple occupation register (716) Service
The landlord or person having control of or managing homes in multiple occupancy must apply to register the premises with the local authority.
Houses in multiple occupation safety inspection (150) Service
The local authority carries out safety inspection on homes in multiple occupation to ensure that it is safe, fit to live in and meet the legislative standards.
Housing enforcement (1821) Service
The local authority is responsible for enforcing legislation which establishes how landlords and letting agents should deal with tenants regarding living accommodation and associated financial matters
Landlord accreditation (717) Service
A set of standards (or code) relating to the management or physical condition of privately rented accommodation. Landlords who join a scheme and abide by the standards are accredited. Accreditation schemes are voluntary. There is no compulsion for landlords to join, but there may be many advantages.
Landlord or property agent banning order (1802) Service
A local authority can apply for a banning order for a landlord or a property agent where he/she has been convicted of a banning order offence in relation to a property for which he/she is responsible.
Private rented housing inspections (1801) Service
The housing health and safety rating system (HHSRS) is used during an inspection to ensure that private rented housing is safe for tenants. The council may decide to carry out an inspection at the request of tenants or because the council has done a survey of local properties and thinks your property might be hazardous.
Rent repayment order (1798) Service
A rent repayment order (RRO) is an order that allows a tenant or local authority to reclaim rent or housing benefit where a landlord rents out an unlicenced property such as a house in multiple occupation (HMO) or where a landlord has committed certain other offences in relation to a property they let.
